Neighbourhood Monthly Statistics

In May 2024, the Ottawa Real Estate Board (OREB) reported 1,545 home sales, a 9.2% decrease from May 2023, though year-to-date sales rose by 5.2%. The overall benchmark price increased by 1.2% to $651,300, with single-family homes at $736,000 (up 1.1%), townhouses at $517,500 (up 2.1%), and apartments at $425,000 (up 2.0%). The average home price was $690,683, a 0.8% rise. Inventory saw significant growth with new listings up 26.2% to 3,034 and active listings up 59.4% to 3,552, leading to 2.3 months of inventory, up from 1.3. Despite increased seller confidence, challenges persist with high prices and supply issues, even as interest rates have been cut for the first time in four years.
